Volume

We size a program to attendance, not to a seating chart

The first number we ask for is not the lease headcount. It is weekday attendance by floor, the split between espresso and filter, and the number of closed meetings that expect dedicated service. A floor of 120 seats that is half occupied on Fridays does not need the same standing order as a trading floor that is full from Monday.

Those inputs set the opening volume. They are not frozen. Hybrid patterns, seasonal hiring and a change of brew method all move consumption. Every program is reviewed each quarter against actual draw-down, leftover and fault tickets, and the standing order is rewritten in the same document — without a new commercial negotiation unless the service tier itself changes.

Service tiers

Supply, Managed and Full service

Price is stated in the written proposal as a variable line for coffee and consumables plus a fixed service charge. Indicative menu prices on this site are not used for workplace billing. The three tiers below describe what is included and what remains with the client.

Supply

For organizations that already own serviceable equipment and have staff who can run a daily start-up. Morningbrewcorner delivers the dry and chilled goods; the client owns the machine, the water filter changes and the on-floor routine.

  • Coffee House blend and, where specified, a single-origin filter lot, dated and packed for the station.
  • Tea A short black and herbal set, restocked on the same cadence as coffee.
  • Dairy alternatives Oat, almond and soy held to the volumes agreed at assessment.
  • Consumables Cups, lids, stirrers and napkins where disposable service is required.
  • Filters Paper and cloth filters matched to the brew method on each station.
  • Delivery Weekday windows 06:30–10:00 and 13:00–15:30, on the days set in the proposal.
  • Substitutions Short-dated or damaged stock replaced on the next scheduled drop.
  • Account contact One named coordinator for orders and invoices.

The client retains daily cleaning, milk rotation, grinder adjustment and any technician call-out. Cost is the coffee and goods line plus a modest scheduling charge. Exact figures are confirmed in the proposal.

Managed

Supply plus responsibility for the machines. This is the standard tier for head offices that want a pantry to run without adding a facilities task list.

  • Everything in Supply Goods, delivery windows and substitutions as above.
  • Planned maintenance Descale, group and gasket work on a calendar tied to volume.
  • Water treatment Filtration specified, installed and changed by us.
  • Scheduled replenishment Standing orders adjusted from station-level draw-down, not from a guess.
  • Monthly consumption summary Use by station, including tea and dairy alternatives.
  • Fault response Attendance inside 48 hours, with loan equipment when a repair will overrun.
  • Staff briefing A written daily routine for the people who open each pantry.
  • Quarterly review Volume, faults and any change to occupancy, recorded in writing.

The client still provides access, waste routes and a named site contact. There is no separate call-out fee for planned maintenance or for faults inside the 48-hour standard. Pricing remains volume plus a higher fixed service charge, stated in the proposal.

Full service

Managed service with people on the floor. Used where meeting density, client hospitality or brand presentation requires a barista rather than a self-serve pantry alone.

  • Everything in Managed Goods, water, maintenance and reporting.
  • On-site baristas Hours agreed by floor and by day, including cover for leave.
  • Meeting-room service Urns, trays and clear-down for booked rooms on the same account.
  • Event catering Briefings, all-day sessions and receptions scoped in advance.
  • Access and briefing Our staff inducted to the host’s security and dress rules.
  • Service ware China or compostable sets specified per event, then removed.
  • Single invoice Labour, goods and the service charge on one monthly statement.
  • Floor presence A lead barista who can escalate a machine fault without waiting for reception.

The client approves hours, room lists and any closed-zone access. Cost is volume plus a fixed service charge plus agreed barista hours. No amount is published here; the proposal states it for the site as surveyed.

Meetings

Meeting and event service

Meeting service is available on Managed accounts as an add-on and is included in the operating rhythm of Full service. Bookings are accepted against a room list and a headcount, not against an open bar.

A morning briefing for a working group is staged as trays or urns in the room, ready before the first agenda item, and cleared as soon as the session breaks. A full-day session is staffed through morning, midday and afternoon intervals with a reset of milk, water and cups at each break. A reception for about 150 guests is run from a temporary bar, with a written labour and ware list confirmed at least two working days ahead.

We bring coffee and tea specified to the event, dairy alternatives, service ware, brew equipment if the room has no station, and the people to run it. Requests should reach us by 15:00 on the previous working day for a weekday briefing, and three working days ahead for a reception. Cancellation before 15:00 on the previous working day releases the labour charge; later cancellation retains it because the shift has already been rostered. Goods not yet opened are credited.

Equipment

Machines specified to load, water and power

We group equipment by the number of drinks a station must produce in the morning peak, not by brand preference. A low-traffic pantry may hold a batch brewer and a burr grinder. A floor that serves espresso through a two-hour rush needs a multi-group machine, a dedicated grinder and a water specification that will not scale the boiler in a quarter.

Installation is conditional on site works the client must provide or approve: a potable supply, drainage where a machine requires it, a dedicated circuit of the stated amperage, and a counter that will take the weight and the depth of the chassis. We will not commission a machine on a shared kettle circuit or on untreated water that sits outside the hardness band we specify.

Training covers daily start-up, milk temperature, a visual check of extraction and the point at which staff should stop using a machine and call us. Planned maintenance is scheduled from volume. A fault raised on a weekday is attended within 48 hours; if the repair will take the station out through a second morning, a loan unit is placed or the floor is switched to a filter reserve already held on site.

Boundaries

Out of scope

A clear list of what we will not do saves a wasted assessment. Morningbrewcorner does not install or operate coin-operated vending cabinets, and we do not take on a full office kitchen — catering for plated meals, dishwash contract or servery design sits with another supplier.

We do not run a capsule-only program with no service behind it. If a site wants pods without maintenance, water treatment or a review cadence, we will decline. We also do not grant a licence of the Morningbrewcorner name, mark or counter format for a third party to operate on its own premises.

Retail franchise, airport concessions and stadium pourage are outside the corporate program described here. Event work is accepted only where we can staff it from our own roster and deliver it inside the five districts we already cover.
